SEATTLE MIXED-USE DEVELOPMENT
Counsel for Seattle mixed-use developments, including: - Secured a site-specific rezone, permits and successfully defended the permits to construct a four-story, mixed-use development in Seattle’s Eastlake neighborhood. - Secured a site-specific rezone and permits to construct a six-story, mixed-use multifamily development in Columbia City neighborhood. - Secured and defended permits for mixed-use and commercial developments in Seattle’s Uptown and Wallingford neighborhoods. - Secured land use entitlements and all necessary real estate agreements with the Seattle Center for the Center Steps project. - Represented numerous developers to permit multi-family and commercial developments in Seattle’s Capitol Hill neighborhood.
EASTSIDE REDEVELOPMENT
Real estate and land use counsel for the acquisition of development sites and subsequent entitlement of eastside multifamily and mixed-use redevelopment projects in east side jurisdictions, including Bellevue, Kirkland, Redmond, Bothell, and Woodinville.
MASTER PLANNING & NEIGHBORHOOD REZONES
- Representation of large landowner in support of a major Wilburton neighborhood upzone in Bellevue. - Representation of large landowner in campus master planning and subsequent entitlements. - Representation of several landowners in support of major neighborhood and subarea upzones in the City of Kirkland. - Represented Wright Runstad & Company in permitting and due diligence for the development of the Spring District in the Bel-Red Subarea.
COMMERCIAL & INDUSTRIAL DEVELOPMENT
- Represent various industrial landowners with site redevelopment and activation in the City of Seattle. - Ongoing representation of publicly traded shopping center client with holdings throughout the Puget Sound region. - Represented major wholesaler to secure and defend permits in Bellingham and Spokane, Washington.
HOTELS & HOSPITALITY
- Secured a change of use and necessary entitlements for luxury boutique hotel in Capitol Hill, Seattle. - Represented the Resort Semiahmoo to secure shoreline permits necessary for resort renovations. - Represented property owner with the acquisition and refurbishment of the Graduate Hotel (previously called the Hotel Deca) - Represented homeowners to authorize short-term vacation rentals in the San Juan Island, City of Seattle, and around Mount Rainier.
SHORELINE PERMITTING
Counsel to property owners to secure shoreline permits, shoreline permit revisions, and shoreline substantial development permit exemptions.
MULTIFAMILY TAX EXEMPTION
Ongoing representation of developers and multifamily project owners in Seattle, Bellevue, Kirkland, Woodinville, and other jurisdictions to secure multifamily tax exemptions. Work includes drafting state law and local ordinances to implement MFTE and ongoing MFTE compliance for owners.
CONTAMINATED PROPERTIES
- Advise developers on contaminated property redevelopment strategies and regulatory compliance. - Represent property owners and businesses of all sizes in addressing environmental contamination as part of real estate transactions. - Successfully defended an over 260-acre redevelopment in King County from a SEPA appeal involving environmental contamination.
APPEALS
Represent property owners and applicants in appeals before Hearing Examiners and in state courts, involving local codes, the Growth Management Act, the Land Use Petition Act, the State Environmental Policy Act, the Model Toxics Control Act, and constitutional law. - Represented a property owner in Seattle in resolving a dispute related to water infrastructure improvements required as a condition for redevelopment. - Represented a major institution in obtaining the approvals needed for a new campus building, including litigation involving landmarks preservation. - Successfully represented a residential developer in litigation to invalidate a provision of the Seattle’s Design Review ordinance. - Represented property owners in resolving development-related disputes involving adverse possession and easements.
